Existing building undergoing renovation works
- Light renovation.
The renovation works are dedicated to bring the building into a good state, e.g. in the case of a change of tenant. These works do not often involve the central heating system but may apply to individual heating systems. They may include changing the wall boiler, scaling of the heating system or DHW network, changing the heaters for direct electric heating systems. No important intervention is made on the building shell.
- Major renovation.
Major renovation is dealing with important works in the building and especially on the building shell (e.g. a change of façade in office building or the insulation of outside facades). Various definition of this term exists and may vary from country to country. Major renovations are subject to legal requirements in most countries as imposed by the EPBD article 6. The EPBD indicates the following about major renovation: “ Major renovations are cases such as those where the total cost of the renovation related to the building shell and/or energy installations such as heating, hot water supply, air-conditioning, ventilation and lighting is higher than 25 % of the value of the building, excluding the value of the land upon which the building is situated, or those where more than 25 % of the building shell undergoes renovation.”
